We recently had the pleasure of working with a homeowner in beautiful North Manly, addressing some crucial roof maintenance that was well overdue. Like many properties exposed to the coastal elements here on the Northern Beaches, this home had started to show signs of wear and tear, specifically a persistent roof leak and aging guttering. Our mission? To provide a comprehensive solution that not only fixed the immediate problems but also offered long-term protection and peace of mind.
Here’s a rundown of the work carried out by the Cloud9 Roofing team to bring this North Manly roof back to its best:
Identifying the Culprit: A Leaky Box Gutter
The primary concern for our client was a troublesome roof leak. After a thorough inspection, we identified the main source as a failing box gutter on the second storey. Box gutters, while effective for directing large volumes of water, can be prone to leaks over time if not properly maintained.
Our Solution: A Robust and Watertight Box Gutter System
To tackle this head-on, we implemented a two-pronged approach:
Supply and fit a new custom rainwater box with overflow: Recognising the limitations of the existing box gutter, we designed and installed a brand-new, custom-fabricated rainwater box. This ensures a perfect fit and optimal water flow. Crucially, we also integrated an overflow system. A vital addition that acts as a safety net, allowing excess water to escape safely during heavy downpours, preventing potential backups and further leaks into the property.
Apply a rubber membrane lining to the entire box gutter: To provide an extra layer of defence against water intrusion, we applied a high-quality rubber membrane lining to the entire internal surface of the new box gutter. This creates a completely waterproof barrier, effectively preventing future leaks and significantly extending the lifespan of the gutter.
Securing the Roof: New Powder Coated Screws for Longevity
While addressing the guttering, we also turned our attention to the roof itself. Over time, roof screws can corrode and lose their effectiveness, potentially leading to loose panels and further water ingress.
Remove all roof screws, supply and fit new powder-coated roof screws with rubber washers:
We meticulously removed all the existing roof screws and replaced them with new, high-quality powder-coated screws. The powder coating provides excellent resistance to rust and the harsh coastal environment. Furthermore, the integrated rubber washers create a watertight seal around each screw, ensuring the roof remains securely fastened and protected from the elements.
Upgrading the Lower Gutters: Enhanced Water Management
The lower gutters were also showing their age and were no longer efficiently channelling rainwater away from the property.
Remove existing lower gutters: We carefully removed the old, inefficient lower gutters.
Supply and fit half-round gutter and fittings to selected areas: We then installed new half-round gutters and associated fittings in the designated areas. Half-round gutters are a popular and effective choice for residential properties, offering excellent water flow capacity and a clean, classic aesthetic.
Leaving No Trace: Responsible Waste Removal
We understand the importance of leaving a clean and tidy worksite, so we ensured all associated rubbish was promptly removed and recycled where possible.
