• Aging Cement Tiles: The front section's cement tile roof, while characterful, showed its age with loose tiles, broken edges, and even a persistent leak.

• Asbestos Concerns: Old asbestos fascias on the front of the house were a priority for safe removal and replacement.

• Seamless Integration: Ensuring the upgraded front roof complimented the modern Lysaght metal roof at the rear, creating a harmonious aesthetic.

• Working with Other Trades: Coordinating our efforts with a carpenter who was simultaneously upgrading the front barge boards and timber eaves slats.

  
  

Our Comprehensive Roof Upgrade Solution: Wash, Point & Paint Perfection

For this Fairlight property, we implemented a strategic roof restoration that delivered maximum impact without the cost of a full replacement (though we also assessed that option for the client). Our scope of work included:

1. Thorough Pressure Cleaning: We started with a comprehensive pressure clean of the entire tiled roof, removing years of accumulated dirt, moss, and grime, instantly revitalising its appearance.

2. Tile Replacement & Re-cementing: All broken and loose cement tiles were carefully replaced, and any areas with compromised bedding were re-cemented to ensure structural integrity and prevent future leaks.

3. Flexible Pointing for Durability: All ridge caps were expertly re-pointed using a high-quality flexible pointing compound. This is crucial for long-term durability, preventing cracks and leaks that can occur with traditional pointing.

4. Premium Roof Membrane Application: To provide superior protection and a fresh, uniform look, we applied one coat of primer followed by two coats of a high-performance roof membrane paint. This not only enhances aesthetics but also adds a protective layer against the elements.

5. Collaborative Carpentry Integration: Working hand-in-hand with the carpenter, we seamlessly integrated our work.
